When Anaheim GardenWalk opened in 2008, planners envisioned a vibrant entertainment corridor capable of drawing crowds east of Harbor Boulevard. The 460,000-square-foot outdoor mall sits within an easy walk of the Anaheim Convention Center and Disneyland’s main gates. It features wide promenades, tiered plazas, and a four-level subterranean structure.

The reality rarely matched the blueprints. The mall debuted on the eve of the Great Recession, suffering immediate retail vacancies that took years to backfill. Even after high-profile anchors moved in, including the relocation of the 2,200-capacity House of Blues Anaheim and the later addition of AMC Theatres Anaheim GardenWalk, foot traffic remained uneven. Daytime visitors frequently bypassed the upper-level shopping terraces, heading straight to theme park turnstiles or convention halls.

Retail tenants faced chronic lulls between peak convention events and late-evening restaurant hours. For independent operators, maintaining staff across erratic foot-traffic surges became unsustainable. GardenWalk dining and nightlife found dependable audiences on concert nights and weekends, but vast sections of the complex remained quiet during off-peak weekdays.
